Gas Safety Certificate (cp12)
As a landlord, you have a legal responsibility under the Gas Safety (Installation and Use) Regulations 1998 to ensure gas appliances, fittings and flues in a tenanted property are safe. The landlord must arrange a gas safety inspection by a qualified gas safe engineer.

Your Responsibilities
There are three main responsibility of the landlord for a property equipped with gas appliances.
Maintenance & Safety
Pipework chimneys/flues and appliances need to be maintained safely. The gas appliances should be serviced annually.
Gas Safety Check
You are required to carry out an annual gas safety check on all gas appliances and flues by a registered gas safe engineer.
As a landlord, you are also responsible to ensure the gas pipework and flues are maintained. The landlord gas safe certificate is valid for a period of 12 months.
Record (Gas safety Certificate)
A record of the gas safety check should be provided to the new tenants upon the start of their tenancy.
With existing tenants, you are required to provide them a copy within 28 days of completion of the gas safety check.
